The Inspection Call
A listing agent in Germantown lost a deal last spring because buyers thought a 22-year-old HVAC would cost $40,000 to replace.
Two months later, same situation. "Send them to the HVAC estimator," she told the buyer's agent. "It's not forty thousand."
The buyers ran the estimate for a standard-efficiency combo system, midrange brand: $7,500 to $10,100. They stayed in the deal. Closed three weeks later.
What Clients Actually Ask
A realtor in East Memphis was showing a 1960s ranch. "This kitchen hasn't been touched since the house was built. What would it cost to redo it?"
"Let me show you." She pulled up the kitchen estimator. Mid-range finishes, no layout change, no new appliances.
The range appeared: $28,300 to $38,300.
"That's less than fifty," the buyer said. They made an offer that afternoon.
Listings That Need Work
A 1970s brick ranch in Bartlett sat on the market for 60 days. The kitchen had original cabinets. Buyers walked through and moved on.
The listing agent added the estimators to her showing packet. The next couple scanned the estimates. Kitchen, builder grade with basic appliances: $21,600 to $29,200. Guest bathroom refresh: $15,100 to $20,400.
"That's under fifty thousand total," the husband said. They made an offer that week. Closed 30 days later.
Working With Investors
A flipper in South Memphis needed margin. "Kitchen's thirty thousand minimum, windows another twenty, HVAC fifteen. I'd be upside down."
"I ran the estimators," his agent said. "Kitchen, builder grade no appliances, sixteen to twenty-two. Fifteen fiberglass low-e windows full-frame, ten-five to fourteen. HVAC combo, midrange brand, seventy-five hundred to ten."
"That changes the math. I need twenty percent margin."
She called the listing agent. They came down twelve. He made an offer that afternoon.

Their agent pulled up the estimators. Half bath, builder grade: $11,300 to $15,200. Kitchen, small budget refresh: $13,000 to $17,500.
"So maybe thirty thousand for both," the wife said. They made an offer that evening.
After the Sale
An agent in Collierville got a text from a client she'd closed six years ago. "We're getting quotes on windows. The estimator said fourteen to nineteen for fifteen wood-frame double-hungs, full-frame install. We've got two bids in that range and one at twenty-eight. Is the high one crazy?"
"If the specs match, you've got your answer," she said. He went with the middle bid.
A month later, he referred his coworker. She'd stayed useful, and it came back around.
The Long Game
